Terms of Use

ZoningTrace is an early feasibility and research aid. It is not legal advice, an official zoning determination, a permit, a survey, or a professional architecture, engineering, or planning opinion.

Using ZoningTrace

You may use the public guides, address search, checkout, optional account, and delivered reports for lawful evaluation of property questions. You are responsible for the accuracy of information you submit and for securing your password and authenticator. Do not attempt to access another person’s account, reports, or administrative tools.

Optional accounts

You do not need an account to buy a report or receive ordinary email fulfillment. An account lets you save properties and access eligible past and future reports in one place. One identity is used per email in our shared authentication system; if that email already exists, log in or reset its password instead of creating a duplicate account.

Reports and source limitations

Reports summarize sources available during the research period. Codes, maps, interpretations, site conditions, utility constraints, overlays, and agency practices can change or remain incomplete. You must verify material decisions with the controlling government office and appropriately licensed professionals. ZoningTrace does not promise approval, buildability, completeness, or a particular outcome.

Orders, delivery, and refunds

Prices and scope are shown at checkout. Report production begins with automatic, source-backed research, followed by required admin review and approval before a report is released or sent to the customer. Project packs may require follow-up information. Delivery estimates are not guarantees unless separately agreed in writing. Refund eligibility is evaluated based on the purchased scope, work already performed, and applicable law. Refunded orders remain visible in account history, but new report download links are disabled.

Intellectual property

ZoningTrace owns its site design, compilations, and original report presentation. Government and third-party source materials remain subject to their respective rights. You may use a purchased report for your own property evaluation and share it with your advisors; you may not resell or systematically reproduce the service.

Warranty and liability boundary

The service is provided on an “as available” basis to the extent permitted by law. ZoningTrace is not responsible for decisions made without independent verification, changes in law or property conditions, third-party outages, or indirect or consequential losses. Nothing here limits rights or liabilities that cannot legally be limited.

Support, suspension, and changes

We may suspend access to protect users, investigate misuse, or comply with law. Account deletion and lost-MFA recovery require verified support review. We may update these terms as the service changes; continued use after an update constitutes acceptance where permitted.
